Today, I have been inspired and passionately go to share my journey and how my two master mentors guided me with abundance. We'd like to see more people get benefits and achieve better results in their life and business!
I will be your first line of contact. So now let me share with you about my own journey towards the above objectives for me and my family.
My mentor has always highlighted to me that we will always grow bigger when we help others to grow and when we help to build other up we will begin to discover our true value and purpose in life. Our value is always found in how well we serve and not just in what we know.
I have thus made a commitment to keep on learning and to start inspiring and helping more people to be all that they can be and also to do likewise and achieve the same!

I was a high school teacher in China. I came to Australia in 1989 with $1,000 dollars in my pocket. I had always wanted to be successful. A dream for most of us I am sure for all who had very little in life. I wanted to provide a good life for my family.
I worked very hard and did very well in the first 10 years of my MLM network marketing business. I was their second best performer network lead in Australia and had over 20,000 members under me spread across 12 different counties.
However in the year 2000, I suffered a number of setbacks arising from my earlier short-cuts and “fast track” approaches to business. I lost a lot of money in my overseas business investments in which I had very little control over.
In 2006, I made a commitment to my wife that I will let go of my increasingly complicated overseas ventures and dreams behind and will stay around for her and the family when our second child was born.
I sincerely believed that when one door closes, another will open.
However without any mentors, it took me almost 4 years to get my mind and my life settled back into Australia. I did not go to work and was getting desperate to find a new way out.
One day, a friend talked to me about a real estate agent’s job that might suit me. I did not pay much attention to him till my friend told me that the company can offered a $200,000 yearly salary package plus commission! That caught my attention straight away. I needed a job and this job can get me a pretty decent pay.
I figured out that if the company is willing to pay $200k a year, it means that the company will surely have a great training scheme in place. I was correct and I became a real estate agent in 2012 with that company. (One of the larger real estate network groups in Queensland)
My first three months in the internship was very tough because my poor command of the English language and the huge gap in my understanding of the Australia culture. Trying to get myself understood on the telephone and trying to securing an appointment with the home owners was super hard for me but because I wanted to build up my finances again, I had very little choice but to keep on going.
I spent over 15 hours a day studying and brushing up on my English and on how I should approach the home owners. I interviewed the top performing agents in the company and listened to the recordings over a hundred times. I wanted those words to be mine own and not just be a parrot. I needed to believe in them and to own them.
I made it through and graduated after those difficult 3 months… and soon, within a year, I became one of the top agents in the company. I won two BMW cars in our annual sales competition for two years in a row. The company opened up a local branch for me following my achievements and I became the branch manager.
A year later, I became their business partner when they created an international sales division. I was able to build up a team of over 30 sales people very quickly and we were selling over 15 properties each month.
I so enjoyed the time that I spent in selling property. I used to carry over 30 listings and made at least one property sale per week at a minimum.
With my earnings I bought five investment properties within those first 4 years under a family trust for the financial security of my young family. It made my wife very happy and proud of me. To be in the position to do that for the family meant a lot to me. The properties have mostly doubled in their market valuation since then.
It was a good time. Lots of cash rich Chinese investors and migrants were pouring into Australia.
However in 2018, the Australian government changed the policy to limit the overseas investors from borrowing money and investing in Australian property, and our international sales dropped dramatically.
My sales team went with it as well because we were all too dependent on overseas investors. That was my first lesson in the real estate business. We cannot depend on a single income stream. We have not learned how to build resilience into our business and to develop a multiple streams of income.
There are many factors that can suddenly cause the wind to suddenly change and some can affect our industry and current focus very hard. Building a greater resilience into the business and our company can make a huge difference.
I needed a new way forward. I still believe in the universal principle of one door closing and another opening if we remain teachable and flexible.
A wise mentor showed up in my life at around this time when I was at the downing point. He gave me a different blueprint to follow and I was smart enough to take his advice and to run with it. I may not have listened when we were flying high, who knows.
Heck, my ways and what I knew had failed me again. What do I have to lose?!
"Don't be just another sales agent out there," he said...
"If you're just like everybody else, you're not going to rise above the crowd. You will rise and fall with the crowd.” he continued…
So, What is the direction for my real estate career? I asked.
“To build an asset base business instead of a transactional focus…” The asset has a value to it whilst the value of the transaction ends with it. “Build the required competencies and the unique feature and offering that your brand name will be associated with.… which will allow you to receive your ongoing income.” He finally closed.
That made a lot of sense to me, you see. For before that, I was following the herd and doing what everybody else was doing.
So, I started building on a different model.
In the next six months, I created my new real estate agency brand, Alert Realty, and I continued to learn and sharpen my skills in different areas with his guidance.
A lot of real estate business comes from referrals and relationships that we have built. So focus on the client and not just to get the sale. You will build more trust with that approach.
Sellers often buys again. They will need to live somewhere. Interested buyers conversely often have a property to sell or even two or more. Sellers can become investors and the investment may be in many different areas of property and in the property related market. Become their friends and their trusted friend in the real estate market. (In fact, I have a great investor who became a friend, and he bought eight properties in total with me.)
It can lead you into many other interesting things and synergy business opportunities which will be highly valuable and attractive to your clients.
Lastly you can’t build strong without a team behind you but they don’t have to be your employees (Outsourcing can be a great solution to reduce the business running cost but ensure get the work done). And you can’t build a strong business without a clear focus on where you are going and your boundaries and having very clear business procedures and arrangements or agreements in place.
Guess what?
Fortunately, my mentor has become my business partner now.
With his accounting and MBA background and his dynamic business building approach and the understanding of growth strategies that he had gained over many years in the corporate world, we can now help more estate agents and agency owners build and grow their businesses by following the different blueprint.
He also has a fair amount of exposure to property development and syndicated property investment and development in SE Queensland over the last 10 years.
And of course, you will also have me.
I have invested a lot of time and money to learn, dedicated to skills developments and transforming the mindset of estate agents to prepare them for the digital age. It has become my passion too.

I have successfully built my new agency business within a reasonably short period of time. I am in control and I have chosen to work from home for now. It might, of course, be different for your requirements right now but like with many after COVID, working from home gives me the flexibility and the freedom to have the lifestyle that I want for the moment.
My new business model allows me to have multiple income streams, leveraging on different the different sources and help that I have built up in a fairly short time frame. It allows me to work smart and earn more with much, much less efforts and stress.
I don't know about you, but for me, having the financial freedom to do what I want, when I want, to contribute to charities or to help others and other family members in need - makes me a whole lot happier!
By following my wise mentors and now partner’s blueprint, my business and family life have also completely changed for the better. One of mentor became our family friend, and he also mentored my son, my daughter and my wife’s niece. My son has finished his actuarial science degree at ANU and my wife’s niece is going into her final years in Dentistry at UQ.
We are not meant to work alone and leverage on the skills and experiences of others is the smart way of doing things. None of us can claim to be a master of all trades but together we will be much more complete and able to give our best to all our clients.
Like my mentor says: Our true Value Add is always defined by how WELL WE SERVE all who come to depend on us whether they are our customers or our staff or our associates and even our suppliers.
And that was just the beginning. It is my time to give back now…
I have just started creating my social media page, and I will continue to share my story and in time other’s too so that we can all be encouraged and learned from each other’s experiences. A shared life is so much richer.
Guess what? This is all truly outside my own comfort zone at all. But I know that I need to conquer them to grow up into the next level to allow me to share and pass on what I can with more people who might benefit from the sharing.
In my opinion, EVERYBODY deserves to be successful, and success is a choice we have to make in life. It becomes much easier when we have the right people helping us along with the blueprints for success that they have already used for many years.
